Finding Great Beach Homes for Sale

With falling property prices, there hasn’t been a better time in recent memory to be in the market for a new or second home.  If you’re thinking about buying some beachfront property, or even if you’re just thinking about owning some land further inland, follow a few of these simple tips to make sure that you find the best beach homes for sale.

The first thing that you will want to do when you start your search is to talk with your friends and family to see if they know anyone that is getting ready to sell their house.  While this might seem like a shot in the dark, you will sometimes be surprised at how big your extended social circle is.   The major advantage to this is that if you both can come to an agreement, you’ll save money on realtor costs and you’ll get your new home sooner and the seller will be able to get the cash he wants sooner as well.

If you’re not one of the lucky ones that knows a friend that is willing to sell, your next stop should be to a local real estate agent.  Try to find recommendations from others before you choose one yourself to make sure that you have someone that actually cares about putting you in the right home, and not just about their commission.  A good real estate agent should be able to tell you about the properties in your area that are undervalued and ones that have been on the market for a while and might be willing to take lower than their asking price.  They also generally have access to a nationwide network of contacts that can help you find a great property anywhere you want.

If you can’t find the property you want through a realtor, or don’t want to pay the commissions associated with them, finding a property that is “for sale by owner” either online or in the local classifieds is another great option.
