The first thing that you will want to do when you start your search is to talk with your friends and family to see if they know anyone that is getting ready to sell their house. While this might seem like a shot in the dark, you will sometimes be surprised at how big your extended social circle is.  The major advantage to this is that if you both can come to an agreement, you’ll save money on realtor costs and you’ll get your new home sooner and the seller will be able to get the cash he wants sooner as well.

If you can’t find the property you want through a realtor, or don’t want to pay the commissions associated with them, finding a property that is “for sale by owner†either online or in the local classifieds is another great option.
